Gross yield
Median URA rent $psf/month × 12 ÷ the project’s recency-adjusted price $psf (from the fair-value model). Projects need ≥12 rental contracts on record.
Neighbourhood
Each project’s yield is benchmarked against its nearest same-era condos (kernel-weighted by distance ~1.2 km, era ±15 yrs and rental evidence) — the same neighbourhood method as the price screen. Gap in percentage points below that is the signal.
Double signal
Projects also flagged on the price screen (>8% below fair value) are marked double — the strongest setups: buy below the market and earn above-market rent.
Limits
A high yield can compensate for weaker capital growth, older stock, short lease or heavy nearby rental supply. Rents are median contracts, not the specific unit. A research lead, not advice.
