Evidence
Profile of 144 en-bloc sales 2006–2026 (URA caveats + our archive) cross-checked with research (URA/MND rules, EdgeProp, academic work). Confirmed drivers: age, few units (easier to clear the 80% consent threshold, 90% if under 10 years), freehold, central/near-MRT, low existing density.
Score
Transparent 0–100 sum: age (30), few units (25), tenure (15), central/MRT (15), low-rise upside (10), plot-ratio headroom (5). No black box — every project shows its factor breakdown.
Plot ratio
True up-zoning headroom (allowable GPR − existing) would be the strongest signal, but the public MP2019 layer mostly returns each parcel’s own ratio, so it is informative for only a minority of sites; low existing density is used as the practical upside proxy.
Limits: a lead score, not a prediction of a sale. Consent, reserve price, developer appetite and timing decide actual en-bloc — and cooling measures / ABSD on land shift the odds. Not financial advice.
