If your goal is monthly income, headline yield alone can mislead — a high number on a tiny, illiquid project is fragile. This shortlist ranks projects on our yield sub-score and gross yield, but only after they clear real-world filters: a decent-sized project, genuine sales and rental activity. Every figure comes from URA rental contracts and caveats.

What makes this list different from the raw yield ranking

40 projects make the shortlist out of 457 that clear the liquidity filters. We rank by the HomeVestor yield sub-score (gross yield scored on a 2.0–4.5% band) and break ties on the yield itself — then surface only projects you could realistically rent and later exit.

How is this worked out? — ranking metric, filters & sources
Ranking metric
The yield sub-score (gross yield mapped onto a 2.0–4.5% band), then gross yield = median rent × 12 ÷ median price.
Filters
Gross yield ≥ 3.0%, project ≥ 100 units, ≥ 6 sale caveats in the last 12 months and ≥ 10 rental contracts — so both the price and the rent are well-evidenced.
Data
Median $psf and rent from the URA Data Service (caveats + individual rental contracts); unit counts from URA project data.
Note: Gross yield ignores property tax, maintenance, vacancy and financing — a high-yield project can still be cash-negative once you take a loan. Use each project’s calculator for the net picture.
