Rental-yield strategy: condos that pay you to hold
If your goal is monthly income, headline yield alone can mislead — a high number on a tiny, illiquid project is fragile. This shortlist ranks projects on our yield sub-score and gross yield, but only after they clear real-world filters: a decent-sized project, genuine sales and rental activity. Every figure comes from URA rental contracts and caveats.
- Yield = annual rent ÷ price. Higher yield means faster cash payback, but usually trades off against capital-growth potential.
- We keep only projects with ≥3.0% gross yield, 100+ units and active sales & rental markets — so the income is repeatable, not a one-off.
- Leasehold and city-fringe/suburban projects dominate — shorter lease and lower quantum lift the yield.
- Watch cashflow: even a top-yield condo can be cash-negative at 75% loan and today’s rate — check the calculator on each project page.
- Best for: income-focused investors, cash-flow buyers, and those funding a mortgage largely from rent
What makes this list different from the raw yield ranking
40 projects make the shortlist out of 457 that clear the liquidity filters. We rank by the HomeVestor yield sub-score (gross yield scored on a 2.0–4.5% band) and break ties on the yield itself — then surface only projects you could realistically rent and later exit.
