What is a landed home worth?

Landed has no per-unit $psf you can look up — every plot is different. Pick the district, type, land size and tenure, and this tool returns a fair-value range from matched recent comps, with the workings shown. It is a guide to frame an offer, not a formal valuation.

How to read it: the range is the middle half (25th–75th percentile) of what comparable land actually transacted for, adjusted for your plot size and tenure. A specific house can sit outside it for condition, frontage, orientation or a recent rebuild — treat the range as the market’s centre of gravity, then adjust for the house itself.

How the estimate is built

Match the comps

We take the last five years of land-titled sales of the same type in the same district — the closest like-for-like set the caveat data allows.

Adjust for plot size

Bigger plots trade at a lower land $psf. We scale the comp median by your land area using the size–price relationship measured for that type.

Adjust for tenure

Freehold land commands a premium over leasehold. We apply the freehold/leasehold gap measured in that district and type where the sample allows, otherwise the market-wide gap.

Show a range, not a point

The band is the 25th–75th percentile spread of the comps — an honest reflection of how much landed prices vary, even like-for-like.

Investor verdict

Use the range to anchor an offer and spot mispricing: a listing well above the top of the band needs a specific reason (a recent quality rebuild, a rare frontage), and one below the bottom is worth understanding before you assume it’s a bargain. Then walk the house — land value is only the starting point; condition, layout and rebuild potential decide the rest.

Cross-check the estate’s track record on the profit & loss league, and the type’s price trend on the landed overview, before you commit.

How is this worked out? — comps, adjustments, sample & limits
Comps
7,469 land-titled landed sales, 2022–2026, from URA caveat data. A cell needs at least 12 sales of that type in that district to appear.
Base
The median land $psf of the matched district × type comps. The band is their 25th–75th percentile spread.
Size
Scaled by (your land area ÷ comp median area) raised to a per-type elasticity (bigger plots trade at lower $psf), fitted on the same recent sales.
Tenure
A freehold/leasehold factor from that cell where the sample allows, else the market-wide gap.
Limits: this is a statistical guide, not a valuation. It uses land area only — not the house’s age, condition, frontage, build quality or a recent rebuild — and caveats miss some deals (especially GCBs). A thin cell can mislead; always check comps yourself.
