District 22 — Jurong East and West — is the clearest growth-corridor story on the island. The Jurong Lake District build-out, the newly-Confirmed Town Hall Link white site, and the first Executive Condo site here in about three decades all point to sustained state investment in jobs and transport. It's backed by a deep upgrader pool and improving connectivity — a district for patient capital positioning ahead of the JLD maturing.
The counterweight is supply: the JLD parcels, the EC site and new launches are all landing over the next few years, and the local new-launch-vs-resale gap is already wide. Time-horizon and entry price are therefore the deciding variables here — the long-run thesis is strong, but paying tomorrow's price today erodes it. See District 22 supply and the growth-areas map.

Price trend
Quarterly median $psf from URA caveats.
New launch vs resale
New-sale median $2,276 psf vs resale $1,484 psf — a +53% gap (last 12 months).
A wide gap can be a genuine newness premium or froth; it caps the upside a resale buyer is really getting. See the full by-district gap table ›
